5 Red Flags GTA Home Inspectors Find Most Often

July 10, 20265 min read

After thousands of inspections across the Greater Toronto Area, these are the issues that come up again and again — and what they mean for buyers.

1. Knob-and-tube or aluminum wiring. Older GTA homes frequently have electrical systems that are outdated, uninsured, or unsafe. These require evaluation by a licensed electrician and can affect your ability to get home insurance.

2. Basement water intrusion. Whether from grading, failed weeping tile, or cracks in the foundation, water in the basement is one of the most common and costly findings in the GTA. Look for efflorescence, staining, and musty odours.

3. Aging or damaged roofing. Asphalt shingles in the GTA typically last 20–25 years. Missing, curling, or granule-shedding shingles signal a roof that is near or past end of life — a significant capital expense for the buyer.

4. HVAC systems past service life. Furnaces and air conditioners have finite lifespans. An inspector will note the age and condition of all HVAC equipment and flag systems that are due for replacement.

5. Improper DIY work. Unpermitted additions, amateur electrical, and DIY plumbing are common in resale homes. These can create safety hazards and complicate future renovations or resale.
