What to Expect During a Home Inspection
First-time buyers are often unsure what happens on inspection day. Here's a step-by-step walkthrough of the process — from arrival to report delivery.
A home inspection typically takes 2–4 hours depending on the size and condition of the property. Your inspector will arrive before you and begin with the exterior — roof, foundation, grading, and cladding — before moving inside.
Inside, the inspector works systematically through every accessible area: attic, electrical panel, plumbing, HVAC, insulation, windows, and all finished spaces. You are encouraged to follow along and ask questions as you go.
Within 24 hours you receive a detailed digital report with photos, descriptions of every finding, and clear recommendations organized by urgency. Your inspector will walk you through the highlights before leaving the property.
The goal is not to pass or fail a home — it is to give you a complete, unbiased picture of the property's condition so you can make an informed decision.
